Popular rental service Airbnb updated its rules regarding the use of video surveillance cameras, recording devices and noise monitoring devices in residential premises for rent. The new rules come into force on April 30, 2024 and are aimed at strengthening the security and privacy of guests.

Landlords are strictly forbidden to place hidden cameras and recording devices (even when turned off) inside the premises, such as in bedrooms, bathrooms, living rooms and other residential areas. Previously, the rules of the service allowed owners to install video surveillance cameras in the "common areas" of real estate objects, such as corridors and living rooms. Airbnb required owners to report the presence of cameras in their ads, and install the cameras themselves so that they could be seen. The service's policy also prohibited installing cameras in bedrooms and bathrooms. Now the ban applies to all premises.

According to the new rules, owners are allowed to install video surveillance cameras and recording devices outside their homes, for example, in the courtyard or at the entrance, provided that their location is clearly indicated in the ad description. For example, acceptable phrases include: "I have a camera in the yard," "There is a camera installed over the patio," or "The camera is hanging over the pool."

Special attention is paid to areas of increased privacy. It is forbidden to place any cameras near saunas, outdoor showers and other similar places. It is not necessary to inform tenants about cameras and recording devices in public areas of the residential complex, such as lobbies, but it is recommended.

As for noise monitoring devices, they are allowed to be installed inside a home if the devices are placed in common areas, and information about their presence is contained in the ad. However, it is not necessary to specify the exact location of such sensors.

Landlords must bring their ads and accommodations in line with the new Airbnb rules by April 30. After this date, if the guest complains about the presence of a camera inside the apartment or house, Airbnb will conduct a check. Based on its results, the service will either remove the intruder's ad from the site, or block the account of the owner who placed the camera in the residential area.
